| Property Description |
I purchased this mobile home in 2007 for $65,000 and lived in it for the better part of three years. Due to a series of unfortunate incidences I had to leave town to find work. While the house was vacant a small leak started in the roof above the back bedroom which went unchecked for a long time. The rest of the house is undamaged except for the need for a deep clean but the back bedroom will have to be completely gutted and the mold killed before this home can be lived in again. This is not a daunting task, but I still do not have the time or the resources to get up there and take care of it all. Now that I am permanently relocated it is time to cut my losses. This is a great opportunity for someone who can easily access the house and has the time to do the necessary repairs, and continued maintenance. I am going to take offers on this house until about mid-January and then I am going to take the best offer. So make me an offer because it might be your offer that I accept and the place will be yours. A fairly good description is below. This is a unique trailer and apologies I don't have more pictures up yet. Contact me through the website, we'll set up a time to talk on the phone, and I will answer any questions for you. I'll also tell you the address so you can have a look at it on your own time or we might be able to meet at the house. (scam disclaimer): I will not accept any type of offer unless the final sale is to be done in person, overseen by a notary or lawyer! ---------------------------------------------------------------- DESCRIPTION: - wood stove heated (also electric heat) - updated electrical - custom hardwood flooring - fridge - propane stove - portable dishwasher - washer / dryer / fridge - rustic/cute kitchen Home is on a very large lot and is private, with trees, gardens, a partial view of Ucluelet Harbour, and three additional storage sheds. To give an idea of dimensions: two double-wide trailers could be placed end to end and fit in this lot. It is a 5 min walk to get tot the heart of town in Ucluelet from this house. The trailer lot it is in is smaller and well-kept with only about 10 other trailers on it. The home itself is a single-wide mobile home which has been framed around the outside using cemented-in posts, plywood sheeting and finished with cedar shakes. It is quite unique and well-done. An 8' x 10' shed in the back yard has light, outlets, and has been recently renovated. It is insulated, has osb walls, and a new plywood floor. It is in good condition and not musty last time I saw it, with a genuine port hole window installed in its very old thick wood door. A previous owner began building a roof-top deck on the home, and it still has to be surfaced, but the potential is there, and it would overlook Ucluelet Harbour. There is a well-built addition on the trailer creating a new entrance / laundry / wood stove room and there is a deck built off of this room with sliding door. The bathroom was still in mid-reno when I had to leave. There is a new tub, toilet, and sink installed - all are quality. The plumbing has been re-done, and there is new insulation and drywall. There is very nice tile there ready to be installed as well and after mud and paint it will be finished. |
