A Family matter has forced us to move to Ontario and I am currently paying for 2 large homes! I can no longer afford this and will be selling our dream home near Spruce Grove/ Stony Plain to the highest bidder. The plan was to hold on to it until Spring but my caretaker now has to work out of town... SO the good news is my house will be sold for far less than market value to a family who can enjoy it as much as we have! It is located in an upscale acreage neighborhood 6 minutes north of Stony Plain on pavement, beside a lovely Par 3 Golf course. There is a great school nearby as well. The large lot is fully landscaped and has a circular concrete driveway with a small waterfall/fountain in the middle. The 3.43 acre lot has 17 mature producing apple trees as well as 2 mature cherry trees. The property lines have towering Spruce trees planted to create a very private enclave for your family and guests. The back yard has an open grassy area the size of a soccer field which allows the kids to enjoy sports activities. There is even a great sliding hill at the North boundary! The backyard finally gives way to virgin-forest where we have created hiking trails. There is also a great fire pit area carved into the hill preventing the wind from blowing ashes around. On top of the hill overlooking the property is a horseshoe pit area. There is an attached 4 car heated garage as well as a detached heated 3 car garage. There is also a nice shop attached to the 3 car garage. Lastly there is a little storage barn in the backyard with an attached chain link fence dog run. All out buildings have concrete floors and power. The house is a 5 level split with 3100 square feet above ground level. There is over 6000 square feet of finished living area when you include the 2 levels below grade. The home has 6 large bedrooms, 2 oversize 5 piece bathrooms and 2 half bathrooms. There is a formal living room and a family room on the main floor as well as a dining room and large kitchen/ eating area. The laundry room is also on the main floor. Both the living room and the family room have fireplaces in them as well as the huge lower level family room. The third upper level is accessed by a circular staircase and has its own bathroom. We used it as a home office and it is wired with high speed internet and 2 phone lines.

The house is equipped with a water softener and built-in reverse osmosis system. We had a new well drilled 2 years ago and it produces ample water of excellent quality! We donít even use the water softener any more since the new well has been drilled!

The main floor carpet needs replacing and the walls could use some fresh paint so I will pay for this as well as any other repairs that may be required. I felt it was better to wait until the new owners choose their colors before proceeding.

This is just a quick overview of this home and I can send pictures and answer questions as necessary to help prospective buyers decide if they wish to view the home. I have 2 appraisals. The first one is for Replacement value and was done by my insurance company. It is for 1.7 million dollars! The second one was done by an Appraiser I hired to set a realistic "immediate sale" value on the home right now in the "off season" while the market is undergoing a "correction". That appraisal was for 780,000.00 . I am told that with fresh carpet on the main floor and paint it will appraise at 900,000.00++ in the spring. The only other house for sale in this subdivision is about the same size and age and is listed at 1.5 million. I am willing to take the closest offer to the appraised value of 780,000.00 and pay the buyer up to 100,000 for renovation costs. Buyers are welcome to send an appraiser and home inspector as well! The appraisal I had was done on Dec.8/2007 by a well known and accredited firm in Spruce Grove.
