For those people whom responded to my earlier ad on Kijiji, the house is now available for viewing again. The home is located in an upscale acreage neighborhood 6 minutes north of Stony Plain on pavement, beside a lovely Par 3 Golf course. There is a great public school nearby as well. The large lot is fully landscaped and has a circular concrete driveway with a small waterfall/fountain in the middle. The 3.43 acre lot has 17 mature producing apple trees as well as 2 mature cherry trees and many other birch and other assorted large trees. We don't even use the water softener any more since the new well has been drilled! The house is heated by 3 furnaces which provide excellent heat zone control on 3 seperate thermostats on the different levels. We normally only required 1 furnace running on all but the coldest days.

Some of the interior walls could use some fresh paint so I will pay for this as well as any other repairs that may be required. I felt it was better to wait until the new owners choose their colors before proceeding.

This is just a quick overview of this home and I can send pictures and answer questions as necessary to help prospective buyers decide if they wish to view the home. I have 2 appraisals. The first one is for Replacement value to build this house again and was done by my insurance company. It is for 1.7 million dollars! The second one was done by an Appraiser I hired to set a realistic "immediate sale" value on the home. That appraisal was for 780,000.00 . I am told that with some minor upgrading and paint it will appraise at 900,000.00+ in the spring. The only other house for sale in this subdivision is about the same size and age and is listed at 1.5 million. I am willing to take the closest offer to the appraised value of 780,000.00 . Buyers are of course welcome to send an appraiser and home inspector. The appraisal I had done was completed on Dec.8/2007 by a well known and accredited firm in Spruce Grove.
