This property is situated on one of the most spectacular locations on the Eastern Shore.

Triford Head is the location of the property that is described herein. Triford Head is the name given to the point of land that sits on a bluff on the shore of Indian Harbour, in Port Hilford, Guysborough Co., Nova Scotia. The bluff has a commanding view to the south of the entrance to Indian Harbour which leads in to the Atlantic Ocean. To the immediate SE is an inlet which hosts a secluded white sand beach. The property is almost 6 acres in size and comprises the entire bluff area. It has approximately 1000 ft of water frontage. It is at the end of a deeded right of way, a distance of ½ kilometer from highway 211. The property is treed to the west and north and thus is completely private. The only house visible from the property is approximately 2 km along the shore to the east. It is considered that the view from Triford is one of the most spectacular to be found on the eastern shore of Nova Scotia. The shorefront is comprised of rock ledges and is not subject to erosion from the waves and weather. Between the water and the house, built into the rock ledge, is a naturally formed, salt-water swimming pool. A pump is used to fill the pool from the ocean below. The area has abundant wildlife, waterfowl and fishes.

The house is of a very unique design, with a southern vista overlooking the ocean. The house is Architecturally designed and is one of a kind, constructed to give the appearance of being on board the bridge of a ship, with the stability of being firmly on land. The main structure of the house is constructed around steel posts anchored into the rock ledge, with steel girders supporting the roofline of the building. The original house was constructed in 1973 with extensive renovations effected in 1995 and 2004.
The house consists of three levels with the main living quarters on the second floor. The lower floor is at ground level and comprises the main entrance with 2nd level access either through a custom built stairway or via an electric lift to the second floor, a heated garage, laundry room, a ¾ bath, two bedrooms, a furnace room, and a large room to accommodate the hot tub, this room has a commanding view of the ocean.
The second level includes an entry area, kitchen, dining room, living room with cathedral ceilings and a full brick fireplace on the north wall, two bedrooms and a full bathroom. At this level is an enclosed deck that spans the front portion of the house facing the ocean.
The third level is an open loft that serves as an office and television viewing area. The total square footage is 3,465 sq. ft.

The house is heated electrically using a Steffes Comfort Plus heating system with hot water baseboard registers in the upper level and in-floor radiant hot water heating in the downstairs bedrooms and hot tub area. The system is very efficient and is used with a time-of-day electrical meter. The kitchen counters and main bathroom vanity are Corian. The kitchen counters have a stainless steel backsplash.
The cook-top and oven use propane as well as the fireplace in the living room. The upstairs bathroom has a large old-fashioned deep walled tub. The downstairs bathroom has a walk in sunken shower (that is a real pleasure) to use. The 2nd level floors, in the entrance, living room and dining room are parquet teak. The bedrooms are carpeted, as is the downstairs entrance and stairs. The Bathrooms and kitchen are tiled. The deck floor has Duradeck upon it. The floors in the tub room and bedrooms downstairs are concrete with in-floor radiant heat. The windows throughout the main house are Polytech, tilt and turn with vertical drapes. The windows facing the ocean in the tub room are large with rounded tops. The electrical service is through a 200-amp panel as well as the original 100-amp service. The house is wired for an emergency, back-up generator.

In addition, there are three outbuildings, the first a large building (21X18) that is presently used as a workshop, and a baby barn (18X12) and a green house (12X12). The workshop and baby barn are supplied with electricity. The house is serviced by a drilled well (257 ft.) and the original dug well supplies the green house. The house has it’s own septic and field. The grounds along the driveway and in the vicinity of the house have mature flowerbeds with mostly perennial flowering plants.

Port Hilford is located between Sherbrooke and Port Bickerton. Sherbrooke is the home of The Old Fashioned Village, a major tourist event in the eastern part of the province. Churches, hospital, doctor’s offices, drug store, fire hall, schools, rink, recreational facilities, community centers, hairdressers, bank, shopping, library and restaurants are located here. People are active in service clubs, Lions, Masons, Eastern Star, Historical Society, WINS, Quilting Guild, Garden Club, boating, Show and Shine Vintage Car Show, various playing card games, darts, hockey, curling, baseball and indoor games. It is a prime area for hunting and fishing. Antigonish, less than an hour away boasts
all the amenities including St. Francis Xavier University, one of the top undergraduate universities in Canada. St Mary’s River offers some of the best fly fishing, kayaking and canoeing in Nova Scotia. As well, sea kayaking is popular along the coast and from the salt water beach adjacent to the property.
